How does the program work?

Our homes are offered only as a combined lease/option purchase.  You start by renting the home and when your lender qualifies you for a mortgage, you can buy the home at a set price which is agreed upon when the lease begins. There is the lease agreement and the option agreement which is good for 10 years, giving you and only you the right to purchase the home at any time during that period. 

Does my rent (or any part) go toward the purchase price?

No.  The rent is for occupying the home and is not applied to the purchase price of the home.  It is completely separate from the option to purchase the home.

How does the option agreement work?

The option agreement is what gives you the exclusive right to purchase the house for a period of up to 10 years at an agreed-upon price at the time of signing. There is no obligation for the resident to purchase the home. The idea is, you may not be able to purchase a home now for various reasons, but with our program, you can secure the house for yourself for 10 years and purchase when you are ready.

What if I just want to rent the house?

This program is only for people that want to own a home for themselves and/or their loved ones. If you want to simply rent a home, this offer is not for you.

What if I just want to buy the house right now?

Our homes are available only as part of our rent-to-own program. If you want to purchase a home right now, this offer is not for you. You must rent for at least 12 months before you can purchase the house.

When can I tour the house?

We only show houses to approved applicants.  Please fill out the application in order to see the inside of the home of your choice.

What is the initial required investment?

In order to take occupancy of one of our homes, you need to be an approved applicant, have the first month's rent, one month of security and the option fee available at the time of signing.

Who needs to fill out the application?

Any person who will reside in the home aged 18 years or older must fill out an application and consent to a credit and background check.

Are there any fees to apply?

OhioEasyHomes.com does not charge any fees to apply, however, the background screening agency does charge a small fee, usually around $30, to perform the credit and background check.

What should I do if my desired home is taken?

We encourage you to apply into our program and get approved first.  Even if the home you are interested in is taken, once approved, you can decide to take the next available home.

Why must I visit the property before filling out an application?

Due to the number of applicants we work with, we can only process applications for seriously interested parties.  We don't want to waste your time or ours.  We want to be sure that you like the neighborhood, the exterior and the land before you apply.

How do I qualify?

We check your credit background, but we look for different things than mortgage lenders.  We verify your history of on-time rental payments and confirm that you have no evictions or foreclosures on your record, among other factors.  Many people are surprised to find that they may qualify even with a bankruptcy, charge-offs, student loan issues, or other blemishes on their record.  We want to make sure your monthly payment is affordable and will not stress your lifestyle.

 

Who pays the utilities? 

You pay you own utilities because it is your home. This includes gas, electric and water.
